Join us every second Tuesday of the month at Mimi's Cafe in Yorba Linda.  The first meeting is Tuesday, May 10th at 6:30pm. Our standing agenda will be 1) introductions, 2) sharing of current deals and needs, 3) the occasional guest speaker and 4) networking for the duration. Also, the cost to attend is free.

This group is designed to help both experienced and newbie real estate investors build their networks as well as discuss current deals, needs, etc. Lenders, contractors, title reps, and agents who want to work with investors are also welcome. Whether you are interested in flipping, rentals, lending, or joint ventures, come to the meetings and tell us about it.

NEW MEETUP - The private room at Mimi's Cafe located at 18342 Imperial Hwy, Yorba Linda, CA 92886. The schedule is every 2nd Tuesday of the month from 6pm to 8pm. First meeting is Tuesday, May 10th.

The standing agenda will be introductions, sharing of active deals and needs, and networking for the duration. Mimi's offers $5 house wine, beer, and food of course.

I'll start a new thread on BP to announce it and eventually add a Meetup.com page.  Plan to attend and let's prosper together!

A few years back, an investor hired a contractor to work on a fix and flip in Orange County. The investor's main focus was notes, but he also did the occasional flip. Throughout the project, the investor experienced countless issues with the contractor's quality of work and missed deadlines. Finally, the contractor stopped showing up all together and threatened to withhold vital documents and materials if the investor did not pay the remaining fee in advance. The project was nowhere near completion and the investor already paid in excess of the work that was performed. The investor refused and the contractor went MIA right after saying "go ahead and try to sue me."

A few months later, the contractor received a letter in the mail notifying him that his mortgage had been sold to a new lender. A second letter notified him the note's remaining balance was being called due. Guess who bought the note - the investor. Foreclosure proceedings took place and that became the investor's next flip.

The person who told me and a roomful of our buddies this story was the investor and from what I know of him, it's probably true. Fact or fiction and right or wrong, it's an interesting story so I thought I would share it.

Many retail buyers have a tough time seeing past the flooring and paint that is currently there.  I would make those updates.  I would also get more paint estimates.  Price seems high unless your place is on the larger side.  Admittedly, prices is Hawaii could be much different than here in SoCal.  Cool view by the way!
