Hello @Catherine Ashley.  Orange is a desirable city and although competitive, deals exist there.  I walked two potential flips there last week.  A group of new and experienced investors get together monthly in Yorba Linda to share information like this.  Wholesalers attend too so you and your husband may find it worth your time.

I suggest connecting with an experienced investor in your market to advise you on your first potential deal.  There are many moving parts that haven't been mentioned here and you don't know what you don't know.  Good luck!

@Jonathan Orr - This is a new group so we'll see how things evolve.  The goal is to help investors build their networks by providing a place to interact with other investors, contractors, lenders, investor-minded agents, etc.  Feel free to share the meetup link.

I'm late to the party here, but I strongly agree with the pro-bath comments.  If it's even remotely possible that your clientele could be families, do the bath and cast the widest net.

Sounds like you learned a lot with this one.  Interesting story!
