I am going to add that language to my leases.

That is one less thing I have to worry about.

What is a good place to get custom windows in the South?

Sounds like Castle is up North.

As a landlord, should I offer washer/dryer in units or should tenant bring their own?  I bought unit with washer/dryer already in it.  

Now am I responsible for repairs need for those appliances?  The lease doesnt mention that. 

What is normal for the Rock Hill area investors?

At the next Gwinnett Subgroup meeting, we will have @Curt Smith.  Curt has years of experience and has managed to build his portfolio to where he no longer works a 9-5, something a lot of people aspire to. I am sure he will have lots of gold nuggets to share on finding your next deal.

I have been using TenantCloud.com.  I see a lot of people seem to like Cozy that was my second choice.

Things I would look into:

1. Evict the tenants in basement.  (last resort)

2. Look into making the HVAC dual zoned. 

3. Think about short-term rental. ( AirBnb, VRBO...)

4. Try lowering rental price until you get a tenant for top portion.
