This will be an online event instead of a meetup.  We will be hosting Reneika Lightbourne, a Business Development Specialist from Advanta IRA. Reneika will be sharing with us how to use an IRA as a source to fund your deals. She will show you how to use your IRA, 401k, and or SEP account to make self-directed investments whether they be private lending, direct investments in real estate, partnering with others to do deals etc. This approach also will allow you to make returns well above those able to be generated in the stock market on a consistent basis.

The next meeting for Gwinnett Subgroup will be held at the 45 South Cafe in Norcross. We have CEO of Hampton Tax and Financial Services, Bill Hampton at the next meeting. I vote for multi-family instead of a condo. You actually have less risk with multiple sources of income with a multi as others have stated. Run your numbers with both scenarios and you'll see a multi wins.

And get a new realtor.

Schlage does not do time sensitive codes out if the box. I believe you will have to use a third party app for that like RBoy app.

I use Schlage Connect.  With a Smartthings hub you can change the code remotely when someone books and deactivate on checkout.

This month we are welcoming, Scott Miller, who will be talking about note investing! Scott started his real estate investing career off in note investing, and has a bunch of great insights into the dos and donts of the trade. It’s one of the more interesting aspects of real estate investing to me as it is pure passive income. No tenants, no repairs, just buying a discounted note and working with the mortgagor to get paid.

At the next meeting we will have Mr. Rick Stolz, discussing his best practices for landlording and property management.  As a buy and hold investor, after you close that deal, enjoy the feeling of success at the closing table.   But now the hard part is just beginning.  Now you have to manage that asset and/or tenants and make them perform.

Its just another way to find success in real estate.
