I have a co-worker that has a SFH that she rented but is now empty for the past year. After a bad experience with a renter she no longer wants to play landlord.

Details:
Seller Asking:$130K
Area Rents for $1100-$1200

Can I do this deal using seller financing?

Can a Mortgage Pre-Approval Letter really be considered as proof of funds?  That would solve my problem.

Hi, 

I own a duplex in Lawrenceville. There may be none on the MLS but they are definitely there. I don't think they get to the MLS before being snatched up.
