Thank you all for the input, I really appreciate it.   You investors on here are awesome and I love how we share knowledge to make each other better.   @Lee Scarlett Jacksonville is in the back of my mind also.  Where Is The Best Deals Found Over there, Auctions?

MIami market has gotten to the point where you cant even make money any more.   The "overseas money" is overpaying the market price for distressed properties, even at county auctions.  Does everyone feel the same?

I used SIMPLISAFE on my last project a couple months ago and it worked great.   i forgot my password 1 time and the police was there in a minute.

 I'm flipping, but I do agree with hiring when u have the money but when your strapped for cash it can be hard at times.

Hi everyone,

Is there anyone here who does most of the work solo,  was wondering how long does it take you guys to finish the repairs.  What strategies do you use to finish quicker?  Just wanted some input from those who put in a lot of work...thanks.

Im having a issue with a place where i bought and now deciding to rent out. but before i can rent it my account has to be clear and part of that is to pay them1 years worth of hoa which is going to be about 3,000. They say that i will get the money back once i sell the place. The problem is that i plan on holding on to this property for at least 10 years. I also looked in their condo laws and saw no mention of this law. This a Florida hoa by the way and i know there has been recent changes within FL condo and HOA laws but not sure if it affects this matter. What is your suggestion, should i rent without their approval,what would be the consequence if i do, can they evict. I never heard any condominiums doing this ever, I just dont think its fair. My account is clear except for the 1 year in advance hoa payment requirement. What are my options here?

i signed a agreement to pay off a debt of 8000 brought down to 5000 from the settlement company but the check bounced because of a paypal unathorized withdrawal from a ebay dispute. now the company want me to pay the original 8000. what to do? i even can pay the 5k in cash.
