Brace your self for a culture shock when you move. Not sure how higher these prices here can go though. It all depends on the people here and how far they want to modernize jacksonville.   The city and county move slow to entice investors and there is little money going into devolving the major attractions to the city like the downtown area.   I don't know where all the money tax payers here in jacksonville go to?   The people here seems like they don't care about the city moving forward, just seems like they love being stuck in past and that's why I see the jacksonville market at a slow growth rate due to those factors. 

The only thing this city got going on right now is the inventory and low cost to start investing and acquiring properties.   It has to start with downtown area though.

I would just take a semester worth of easy electives and put all my focus on getting the re licence and gradually start from there.  I wouldn't quit college thou, you never know when what you learn might come in handy.

Good evening all im doing some research and came across a commercial lien in which the owner filed against LITTON LOAN SERV for $1 milllion.  it says on the commercial lien filled within the county that its for fund from the bank re-selling his mortgage and making profits without giving him.    This tax deed is in Florida and was wondering if anyone have any experience with this.  thanks. sorry for the typos.

most of these banks are holding on to properties until the market peaks.   Some of them are selling them to their hedge fund buddies until the market peaks.   its a lot of shady stuff going on behind the scenes.

you guys forgot to mention all of the overseas cash money coming to southfla.    That's also a very huge factors.  It's such a factor that the fbi  is investigating overseas sales in Miami.  Now they are buying in broward / palm Beach.

 I'm referring to fix and flips.  I'm looking at the south fl market and it seems extremely competitive and a tight budget for profit.   I'm not do sure about the whole sale market though.  Maybe it's different.
