Yeah I know especially if the previous owner lives in another state.

you have to do a quiet title first and foremost and it usually takes 60-90 days.   Have you done that?

There is no way of getting around the 30 days, it's a federal foreclosure law.   Sucks up the lost and go to your local sheriff to begin the process after the 30 days.   It sucks because it eats into your profits.   I went through it and I feel your pain.

this is for fl.  how do file a quiet title after a tax deed sale by myself.    Do I just go to court house and request the forms?  They say the process might take 60 days.

I can’t afford the 1500-3k that some attorneys want.

I did it myself, it was real fast and easy, a tip that a guy gave me was to use tIle mortar around the exterior edges after installation.   It adhers better and looks smoother that regular stucco... I only paid around 150/window.

agree all of this but the city of jacksonville has the key to the car for investors and it seems they are driving that car off the cliff.  When was the last time they built a high rise downtown, the 80s?.   People want to move here but when they do it takes them a couple of years to move back because they see that people of jacksonville don't want changes and the city is slow to get anything new going.    

 Jacksonville needs some bright new faces to run the city.    So much potential for downtown,  it's just flat out sad compare to Orlando, tampa, and even Tallahassee.
