There is no failure. Only lessons learned. Keep going! Edison failed some 700 times before invention success. I once heard a story about a guy who made a catastrophic sales mistake in the range of hundreds of thousands of dollars. The colleagues of this guy asked the president if he was going to fire him. His response was beautiful... "Why would I fire him? I just paid substantially for his education." A lesson to be learned in wisdom from that president! Keep going my friend!

What is a good strategy considering an optimal time to write an offer for a property now that the holiday season is upon us? Binding acceptance dates, contingencies, any bonuses or incentives offered, etc...  If anyone has any successful strategies that produced a winning offer for you during the holidays, I'm sure the community would love to hear it!

10% is the common rule here. Which means set aside 10% in savings accounts (all forms, investments, etc).

The way the questions reads, I thought you meant how much do you actually pay yourself out of your business and re-invest the profits to the business. This is something I struggle with too. I like to put all of my proceeds into my personal account and role with it each month (paying "myself" first the 10% too").

Hi Michael,

I'm in my first year as an agent. Finding your niche will come to you in time. Take everything you can to get experience. Listings pay more. Commercial pays more. Do the work, whatever comes your way. I have had 8 transactions my first year, 4 buyers, 4 sellers, from all areas of my life. Also I have 2 buyer agency agreements with investors and hoping to get a property for each of them under  contract this year yet. Don't limit yourself to a niche, it will come to you. I found I like the investor side of things because it's less emotion, more numbers, more logic. Easy conversations. Finding someone's "forever home" is rewarding but also exhausting of my emotions.

In Wisconsin, we use Addendum R to request the renter info; lease agreements, amounts, security deposits, and the seller has x number of days to get it to the buyer, and the buyer has x+2,3days to review and reject or renegotiate.

I believe the Cash on Cash ROI you state is way to low to use this as a learning opportunity. Too much risk! I would say the learning experience has just been had by the discovery of that number. Be eager, keep looking for something better, but be patient too!
