I work with investors in the Milwaukee area and would love to help you in your search and eventual purchase. The area is hot right now, but maybe there's a deal to be had in Winter/Q1 for you! Interest rates are historic lows, and so is the inventory. Multiple offers within 1 day is common in the Milwaukee area, especially anything under $300k. The 1% rule is unattainable. Folks are taking risks with the frenzy around buying. I am advising my investors to NOT buy right now, but rather invest in their current property portfolios. Money is cheap, but cash flow is hard to attain.

I've been researching the pros and cons of self-storage facilities. It's not entirely passive, it is an operating business with a lot of moving parts and tenants. However, the overhead of cleanup and repair in a duplex/multi-family, or the process of evicting a family, would be more difficult for me. So, curious, who has some self-storage horror stories? What's the worst-case scenario you've experienced?

Freedom and unlimited income was my motivator. 18 months in and I've been as successful as I wanted to be, even better than any corporate job I've ever held. The freedom to choose my work, my clients, my niche and my schedule have been worth it! I plan to use my income being a Realtor to invest in buy and hold properties, when the time is right. Having a grandson now, I love the freedom to be with him whenever I am needed!

Trust. Wherever you invest, have people in the community that you trust. Contractors, Lenders, Realtor, Inspector, Property Manager, even a relative or two.

The absolute number one thing is TRUST!

I have been happy with Arthur Lee of Alliance Tax Services in Brookfield. I have sent others to him as well. I had two face to face meetings with him, and the rest is digital, phone, email, so distance shouldn't be an issue for you in Janesville area.

Milwaukee, WI is a growing marketplace. Lots of potential here. However, the housing market is nearly tapped out. There are too many people and not enough homes. Apartments are being built at record pace and it's still not enough. Rents are high, homes sell quickly if priced right, most of the time with multiple offers! I had 11 offers on my last listing in New Berlin, 6 on my listing in Addison. If you're in a good school district, you have all the power a seller wants to have... but... where you gonna go?

What interest rates and terms are you getting on each of the loans? If the commercial loan is much higher, you may be better off staying the course and paying more down.

Investors don't care who's president. They care about making money and helping people. Impeachment won't have any effect on the supply and demand of housing. I'd be more worried about the Federal Reserve.
