Thanks Jaysen! This is a duplex, could be a SF. The caveat is I'd like my daughter and her bf to live in the lower. They would do most of the work and maintenance, and I would only have to manage the upper tenant.  Also found out today that there is one set of mechanicals for the entire place, meaning I could include those bills in the rent. So probably a wash between me managing and that for the utility costs.

Great tip to get an actual quote on insurance. My ballpark of $100 is standard, just to get started.
