Hello,

I am curious if any fellow investors here have invested with https://www.lofty.ai/ ? It seems too easy, and there's no tenants, management, or repairs to worry about directly. Thoughts?

Great question Sam, I can't believe there aren't any replies yet. I'll start. I think there will be a nursing shortage soon. If you watch the news, nurses are being made to make a choice about the Vx. Some will quit, putting a strain on the current staff. So... I think there will be a stronger need for travel nurses who want that lifestyle. I've heard travel nurses are happier, they are not invested in the firm's politics and gossip, so they do their job and move on. STR's near hospitals could be very valuable, soon. Just a gut feeling based on who I talk to in the Milwaukee area...

Definitely softening in Milwaukee area. Buyers are burned out from touring, offering and getting a rejection letter. Buyers have taken a vacation in July (best month in WI), and I expect will be back on after school starts up. Sellers are not seeing 30+ offers within the first 2 days. It takes a good week to get 1-2 offers now, if the house is not overpriced. There are some homes sitting for 45days+ even.

Great post and all true, well written. I have seen too many fail. Inflation has put many properties out of reach for new investors as well!

I am looking west of the Dells area. The Dells itself is far to strict with detailed reporting monthly of guests to the Lake Delton village, and 11 other pages of requirements. No thanks! State of WI by itself is just enough. :)

Hi Robert,

I am looking at nearly the exact same numbers for 2 BR condo in Milwaukee. The condo has been on market for more than 45 days, so hoping I can get a deal on it. Comparatively, the taxes are much lower than yours at less than $1000/yr. All else virtually the same. I'm gonna wait a little bit to see if I can work a stronger deal in my favor. I also need to plan for vacancy, and do my research there. I don't want an empty condo for too long. Mortgage payment would be about $210 only if needed to be vacant for a little while.

I would think this would be perfect for an "up north" cabin in the woods. Might even be able to build it in less than a month if planned right. I like the trailer aspect of it too... Pretty cool!
