Hey Scott, we have a few rentals. It depends on what you can afford and the type of single-family homes you want. A class? eh? We love Carrollton the most, we get great returns and fantastic schools for example. Do you already have a realtor? If not, I can be your guy! We should keep it in he bigger pockets fam! :)

My wife bought into the vision as an opportunity to leave corporate America. It also helps that we have property managers. When we began investing we had very demanding full-time jobs. Property managers are worth their weight in gold when it comes to peace of mind. She's okay with managing the managers. She does not want to hear from tenants about broken toilets. After she began listening to the Bigger Pockets podcast she became more excited about what real estate investing could do for our family.

Some builders actually consider bathtubs to be an upgrade now.  Most people expect a tub. Keep the bathtub. You will appeal to more people. Why remove it?

@Julian Montes It's great that you are exploring your options! There are a number of ways to invest in real estate. None of them require you to be a Realtor. While there are some great things about being a Real Estate Agent, getting a real estate license teaches you absolutely nothing about being an investor. 

If you are interested in college, get a bachelor's degree. Choose a career path that teaches you how to sell. Salespeople are revenue generators and usually high wage earners. Earn enough money to start investing while you build your net worth. Sales skills are transferrable. If you are still interested in real estate after a few years go for it. You can become a Realtor at any age.

Hi Lauren, While we don't own property in the McAllen or Houston areas, I can tell you why we like Texas. We like Texas because you get a lot of bang for your buck! The suburban areas offer large homes and quality schools for a price of $250K and up. For those interested in new construction it's available at $350K and up depending upon the neighborhood. The northern suburbs offer class A neighborhoods, good schools, and close proximity to the DFW airport. The Texas economy and job market allow us to enjoy a great quality of life. Large companies continue to open offices in Texas. Across the state, there are a wide variety of industries for those seeking employment. 

As investors, we've seen tremendous appreciation in the properties we own. While the 1% rule can be a challenge to achieve in the current DFW market, we are starting to see competition slow down a bit. If house hacking is your jam Texas isn't a bad place to get started. There are more small multifamily options on the Fort Worth side. If you want to be in North Dallas, SFH rent by the room is the way to go. Happy to answer any questions! Hope this helps!

Hi Alonso, Would you mind sharing a bit more information? Does the $250K price point get you a newer home? If not, what kind of repairs need to be made? Do you have the option of living in the home for the first year?

@Patti Robertson Unfortunately, in our experience PMs have limited resources. We are not seeing the kind of turnaround we want on make ready.
