@Rohan Gangar - Yes, renting by the room is allowed with individual leases. It is the only way some hourly wage earners can afford to live anywhere near the class A neighborhoods where they are employed. When housing costs increase that includes rent.

Your best chance for immediate ROI in the current market is a house hack. Of course, there are opportunities in class C/D properties. Those properties require more time and management. There is also a greater risk of vacancy due to the income levels of potential tenants. Sorry if this isn't what you are looking for. Hope you find it helpful.

Hi Austin,

Do the purchase and rental comps line up with the asking price? While you should be prepared to pay higher taxes you can most certainly dispute them.

Hi Jenny, Have you taken advantage of the BP rental property calculator to run your numbers? Is it safe to assume that your Realtor has provided both rental and sales comps for the area? Have you seen the property in person? Have you seen a signed copy of the current lease? 

Why did you choose Spring, TX? Do you have reason to visit the area at least annually? My wife and I own property out of state. We have found that we can ensure the property manager does a thorough inspection at least once a year when we schedule a visit. During our last visit, we discovered an issue that resulted in a couple of thousand dollars in repairs. It would have been more expensive if the issues had gone undiscovered longer.

Hey Steve, back in 2016 I did mines from home also. I used Kaplan and it came with books and online (the package I bought) I was still working a separate full time job at the time. It took me a full 6 months to feel like I was ready for the (3 hour exam I think) I studied 3 hours every single week day after work and more on weekends. I did it this way because I was trying to save money and because of the day job. When I came up on my 2 year renewal I decided to go to Champion's school of real estate at night and weekends. It was 10 times better and I learned so much more, asked every question in my system and talked to other realtors. If I would have known what I know now I would have found the time to go to champions even on nights and weekends to avoid studying at home. That's my input. I hope this helps.

Hey Cole! I think it would be a great move! I've been here since 2007 and it has changed my financial life by living here! Multi units are slightly more rare, and are are mainly on the outskirts little bit farther out but it's possible. Like you said single families are much easier to come by. DFW is very competitive these days, a lot has changed in the last 5 years! Too many people have discovered this place! Haha!
