Just finishing up on rehab for a buy and hold. My contractor suggested I might want to do something with the fireplace so that tenants can't actually use it. Should I ? Thought never occurred to me before. Looking for advice.

@Joe Alford 30 yrs of rent, that landlord has made a bundle off of her. He should keep her just to say thanks. If he wants market rent it can't be that long of a wait and she will be leaving this world.

@Wayne Brooks So they don't have an inspector in the area and I had to drive 100 miles round trip and take photos myself and they charged me $50.Should I ask for a credit back or just let it go.

Is it customary for a hard money lender to charge admin fees when requesting rehab draws?
