What's everyone's experience with Airdna on accuracy of forecasting revenue, ADR, and booking or occupancy rate? I'm looking at several properties in Corpus Christi, Tx. Airdna says occupancy should be 60%, ADR is $233, and revenue is $54000. But when I compare listings the numbers are much lower. However we are going into the slow season.

@Will Fraser Thanks for taking the time to reply. I called power company and water and had them schedule to turn off in a couple of days. Next time I'll make sure they do it before move in. My bad for assuming PM would take care of it. Tenants were previously with this PM at another property they manage.

So it's been a month and the tenants haven't put the utilities in their name yet. Contacted my property manager and he said have the utilities turned off. Lease agreement clearly states they pay for all utilities. What would you do?
