So when considering buying a new construction that will be used as a rental, what are y'all figuring for CapEx and repairs when running your numbers?

For older homes I've been using 5 or 7%, but I'm not sure what to use for a new build as there are warranties and hopefully not many cap ex for a few years.

@Jay Hinrichs, I am investing in Texas. However deals are skinny with our property taxes so high. Along with Austin is so much of an appreciation game now. Difficult to cash flow for buy and holds.
