Charles Kao your approach to upgrades gives all landlords a bad name.
It's a simple fix. It should cost you less than 50 or 60 bucks by an honest electrician. All you have to do is make sure you have a dedicated outlet directly for that air conditioner. Should not have anything else feeding off the outlet. That's if it is 110 V.

I highly recommend Chris Doherty of Doherty properties based in Lowell but does a lot of work Haverhill. I've used him several times and I find him to be completely honest and above board in his business transactions. He always had my best interests in mind before how much money he was going to make.

Check out Boston Wealth Builders and the Black Diamond investors group out of Waltham I believe.
I bought a 12 unit apartment building in Massachusetts eight months ago for $1.2 million. You can't buy a cardboard box in Massachusetts for less than $12,000. My building is in A C+ neighborhood, nothing great at all. It's amazing how just a couple hundred miles away the pricing and the opportunities are totally different. Is it in a crime infested neighborhood and in disrepair? What are the current rental rates in the area? I get $1350 for a two bedroom unit and $1200 for a one bedroom unit

In all of my leases I have a provision where the tenant is responsible for all windows. That being said if the windows are older and it was a matter of age I would replace it and Pay for it myself.
Damage is damaged. I would charge them and not think twice about it. It's your property

Hi Kyle, welcome to bigger pockets. I'm a real estate investor from Lowell and I concur with your assessment of the market. I think you can certainly find some single families to fix and flip in Lowell, but the multifamily market is very tight. My recommendation would be to look in the Nashua / Salem market. If your courageous and don't mind traveling Manchester has a lot of opportunities as well. Do your home work, go to many open houses as possible. Good properties are hard to find, as you said there twenty people lining up to look at the same property. Know what your numbers are before going into something so when you find it, your ready to make your move. Line up your banking, insurance, attorney team in advance.
It's up to you, but I can tell you from my experience that you will lessen your pool of applicants dramatically without the basic items. I consider the basic items to be stove refrigerator and dishwasher.
