Tough lesson learned. It's not yours until you have it under contract. Until then it's fair game for anyone. I would recommend strongly vetting people you going to do business with beforehand.
Terminate the lease, if this is how this tenant operates I would consider this to be a bullet well dodged. If he's lying to you about his girlfriend and two children and then asking you to move in ahead of schedule this guy is trouble.

I just bought this discount paint from Lowe's to paint a couple of my units. What a mistake! My time is valuable, so to have to throwdown two coats when Sherman Williams will cover it in one.

My thought is only one roof to fix, one location to go to, one parking lot to maintain and plow, etc. etc. for me the more doors under one roof is the only way to go.
I use Zumper, at first I liked that I was able to get a little income from each applicant. But as I move forward with them I think that it is turning a lot of potential tenants off. Relatively simple system to use and I find it to be in a reliable source of information.

I'm a firm believer in trusting your gut. That being said you don't ignore big things like that. You need to negotiate with them prior to the sale or you deal with it afterwards on your own.

Find a new bank, most large branches will have a coin counting machine in the lobby somewhere. My bank does it free of charge every Friday. I also get between three and $400 a month income which my wife and I save for vacations

A property manager is going to charge a premium on a single family home. See how you can manage the property on your own for six months. Be on top of repairs, and you should be fine. Best of luck!

It be my guess that you are fishing in the bottom of the talent pool for your tenants. It may work out now but in my opinion this is a recipe for disaster. Why would you skip some of these simple steps?
