I agree with you 100%! I don't even bother posting on craigslist anymore. The exposure on Zillow is more than I can handle at times.
Time is a renters greatest refuge. Cut the cord! No $$ after a couple of day late I send a 7 day notice of eviction. It gives notice that you're not to be messed with. It's your property, don't be weak.

that is a great price! My only concern is where they would be in a rental environment that the units you would buy at Home Depot or a Lowe's may not hold up to the rigors of rental use. What are your thoughts there?

this is also a brick building, but there is an existing hole and sleeve already in place. He would be nearly putting in making sure that it's tilting the right way to drain properly and put up the cosmetic molding.  these are all things I believe that I can do without his assistance.

Jassam, i'm assuming when you say you're purchasing window A/C for $20-$100 there are a used product. I am upgrading units with all new equipment and I was hoping to spend around $500 per AC and have a minimum of 12,000 BTUs.
For me I restrict myself to one city and it's approximately 20 minutes away from where I live and that seems to be a struggle for me at times. For the first time I think you should keep it close. But at the end of the day you have to go where the deals are.

I'm looking to replace 12 older air-conditioning units that are through the wall models. My HVAC guy is telling me that I cannot use conventional wall unit air conditioners and the one that he is proposing will cost me around $1000 each. With everything being equal in terms of BTUs and dimensions I can buy them for half of that price at one of the big box stores and install them myself IF it's as simple as sliding them into the existing sleeve. Any information would be greatly appreciated.
My first investment property was a small office building I needed for a business that I owned. I quickly realized that equity was soon to be my best friend. I refinanced this property three different times to buy three different buildings over a ten-year period. Brrrr
My brother several years ago opted not to buy the lot next-door to his in a commercial area. It ended up becoming a place where a local contractor kept all their waste. My opinion is to buy it. You don't know what you going to get down the road.
