I have taken before, in progress, and after photos for my projects. I'm only on houses #2 and 3, but I post them on my website to give others an idea of what I do and also to remind myself of where I've been.

Erik Reichertz, I could be wrong, but I believe anything 5 units or higher requires a commercial loan, which is a different animal than regular residential loans for 4 units and under. If that's the case, the financials/specifics may vary from lender to lender. I'm hoping someone more knowledgeable comes along and can offer more details as I'd like to know myself.

Sounds great. 4 unit buildings is where I eventually want to end up "building my empire". =) Good luck, I look forward to hearing about your successes.

Welcome, Nessy Sanchez! You sound like you've got a good head on your shoulders and I'm glad to see you're doing your homework before diving into something! A few years ago I almost made the mistake of diving in first. I look forward to hearing about your successes!

Welcome, Austin Sherman! Glad you decided to finally start posting. Are you wanting to start back with SFR rentals?

Welcome, Erin Fischer! You'll find everything you need to know here if you dig around. Sorry I can't answer your question, but there are several AZ investors on here who should be able to help. If you've already tried the search feature on the site with no luck, then I'd suggest you post a new thread to ask about title companies so more people will be likely to see it.

No, Ali Boone, Roll Tide is correct :-) I'm in a similar situation that I'm from AL originally and live near Atlanta now.

Will Barnard Craps!? Everyone know's it's all about Texas Hold'em ;)

Ha, You are correct. I've been playing Hold'Em since before TV made it popular. I started playing craps to pass the time while waiting on a seat to open up at the poker table and got hooked on that too.
