I closed on my 4th fix & flip property recently. It's located in a new market about 3 1/2 hours away from me, but since there are no deals in my area I have to go to where the deals are.

So I'm starting from scratch trying to find new contractors and it's frustrating. I've never had this much trouble trying to give my money to someone! At least have the courtesy to call me back! Sorry, just needed to vent for a minute. Carry on.

Thanks, Tim. That's my plan. This property is in a new area I'm looking to invest in, and I don't know anybody there. I'm trying to at least have some knowledge/baseline before I talk to them.

I'm looking at a SFR that has some water damage from synthetic stucco. It's around 2,450 sq ft. Have any of you pulled the synthetic stucco and replaced with the real stuff? If so, roughly how much was the job? I understand this will totally vary by region but it's completely new to me and I'm trying to get a ballpark before I go further.

Correct. The deed restriction states you can't resale the home within 90 days for more than 120% of the purchase price. After 90 days you can do whatever you want.
