Welcome, Joe. Ali was spot on. I'm also in Kennesaw and it's been slim pickings for quite a while. Don't even bother trying to find a deal on the MLS right now, or the county courthouse auctions. Keep us updated with your progress!

As @J Scott asked above, I'd also like to hear what price range your ARV falls into, and how you are reaching your rehab estimates.
