Address is 9 Great Cedar Swamp Rd, Rehoboth MA 02769- just about 1 hour from Boston. 

4 beds, 2 full baths, 1 3/4 bath, 1 powder room

2800 sq ft

2 car attached garage

Granite counters, huge open layout

ARV- $460k

Rehab- $25k

This is a really nice house. I was going to take this on myself, but something else came up and I'm just going to wholesale it.

The house needs very little to be perfect. The septic system has failed and will need to be replaced. There was a Mass title V inspection (attached) that deems it as a failed system. The current owner has the town approvals and a septic already designed. Quotes for the homeowner were $14k.

Other that that, all you need is paint and carpet.

The value add for this house is adding a bedroom and bath, but that's already been done. The basement is finished and a bathroom added. You just been to get it permitted and recorded.

The Furnace is oil fired forced hot air and in great condition. Central air is also installed.

The house is connected to a propane fired standby generator hardwired to the house.

Nice yard, paved circular driveway.

@Jim Sestito. We did end up closing on this property ourselves. I'll definitely add you to my buyers list though. 

I have an easy rehab (septic system, paint, and carpet) in rehoboth that I'm putting under contract this week. I'll let you know the specifics on that asap.

Looking for $160k

Details: 3 bed, 2 bath 1302 square foot. .91 AC Corner lot.

Rehab could be - around $70k. ARV for this house in conservative at $275. Sold comps support ARV.

Roof is OK- owner just re-roofed it (but did not use architectural shingles)

Windows- OK

Siding is wood clapboard- needs paint.

Interior has been stripped to studs in a few rooms.

Furnace is oil fired, will need to be replaced.

Hello BP!

I am a wholesaler and landlord in the Rhode Island Market, but have recently come across a piece of raw land in Canton, MA. I know that raw land and construction are desirable in the Boston demographic area. 

The deal consists of 1 large lot that has already been subdivided into 4 lots and approved to build upon. Water/ Sewer/ Gas are all on the street.  I pulled comps, and a 2200sq ft new construction would conservatively fetch 550-600k. 

I have interested buyers that need financing. Is this something that is attractive to a lender? The land purchase is somewhere in the ballpark of 1.1MM, and the construction about $800k. The buyers have money to put down, just not 1.9MM. 

I realize i'm being rather vague on some details, but i'm not looking for a commitment- rather just some friendly advice.

Hey David- I'm pretty close to the Massachusetts, RI, CT border and I really don't see agents licensed in all 3 states. I'm sure some are.. Just in my experience it's not common. I definitely see agents licensed in RI and MA pretty regularly though.

I am looking to wholesale 2 small lots in Roxbury (Boston) Massachusetts. The lots are listed as 18 Wayland st, and 22 Wayland St. Lot 1 is 3040 sq. feet, and lot 2 is 2780 sq. ft. Total is 5820. Looking for cash purchase at $125k. 

I also have plans for a 3 family that can be built on the lot. 

I'm not in the Boston metro market, but I do know that there are zero condos available nearby, and comps for a 3 family on this street are upwards of $575k+.

Details:

3 Bed 2 Bath Single Family house. 1548 sq. feet.

Lot size 2.5 ac (approx 109,000 sq ft)

House was recently repainted on the exterior.

New Roof on the house and garage

Newer forced hot air furnace (5 yrs)

New hot water heater

New artesian well

House currently has a cesspool- If the house is sold in 2016, new State law says that you or the end buyer will either need to replace the cesspool to a septic.

House will need cosmetics in every room.

Kitchen should be rehabbed completely:

1st floor bathroom/Laundry room recently remodeled
