I would advertise on Craig's list. Be straight and to the point- "looking for cash buyers!" I am a wholesaler and looking to increase my buyers list. Call Me at (xxx) xxx-xxxx and we can discuss what you're looking for. I just say this because as a cash buyer, I get frustrated over the "fake" Craigslist ads only looking for cash buyers with no house to sell. I find that I'm this business honesty and integrity are important. Also, REIA meetings, bandit signs, mail to recently closed house buyers with cash, attend auctions, and network on BP are great tried-and-true ways to meet cash buyers Good luck!

Hey Lavone Ealy You'll find a ton of info on here about direct mail. Yellow letters will get the most calls but have a lot of "tire kickers". This isn't the worst thing- it'll get you used to taking calls. Postcards and professional white letters get fewer leads, but more qualified. I As I see it, just send something. Anything. Just get the phone ringing: get your first few leads in and keep working that momentum. Don't stop marketing, mail the list 5 times minimum, and follow up with every lead! Good luck.

Hey Jacob Malo and Ryan Traynor I'm a wholesaler, and Buy-and-hold investor. I'm wholesaling 2-3 a month, and upping that number more and more. I've been investing in RI and mass for 5 years now. Hey Jacob. Totally agree Anthony Thompson . I have rentals in Woonsocket and have SEC 8 tenants. Any issue I've had renting to SEC 8 (housing authority OR tenants) have been my fault- poor communication, improper tenant screening, etc. I have had good success with SEC 8, but I own nice properties, take care of them properly, maintain safety, and reinvest where needed. I've heard horror stories a about other LL's in the same city. I've NEVER had an issue"chasing down the rent money". As far as Woonsocket being a poor city to invest in, I disagree. Like any city, there are better areas, and there are worse areas. That's all part of knowing your investment area. Check crime statistics- you can't hide that stuff. As far as the taxes or other unfavorable criteria- factor that into your numbers. Yes, my taxes are higher than bordering cities, but I still clash flow very well inspire of that. You can find positives or negatives anywhere- it's all about how you respond to it.
