Good Morning-

I have a wholesale deal in Richmond, RI.

ARV $210k

repairs estimated around $32k

Price- $115k

Address is 308 Church St, Wood River Junction, RI 02894.

Details:

3 Bed 2 Bath Single Family house. 1548 sq. feet.

Lot size 2.5 ac (approx 109,000 sq ft)

House was recently repainted on the exterior.

New Roof on the house and garage

Newer forced hot air furnace (5 yrs)

New hot water heater

New artesian well

House currently has a cesspool- If the house is sold in 2016, new State law says that you or the end buyer will either need to replace the cesspool to a septic.

House will need cosmetics in every room.

Kitchen should be rehabbed completely:

1st floor bathroom/Laundry room recently remodeled

1st floor Living room: minor cosmetics
