Hello everybody- I primarily wholesale in Rhode Island, but am meeting with a seller in Connecticut tomorrow. Can anyone Help me out with a standard state of CT purchase and sale document? Also, any help with an investor friendly title company that can double close would be very helpful! I am in the north Eastern part of CT (Thompson/Putnam/Danielson area) Thank you!

Hello everyone, and I apologize if this has been discussed many times before; I just can't find the answer to this question.

I am currently working a full time job. Also, last year I purchased a 3 family (in my personal name). The property is cash flowing really well, and has been a solid investment. The tax benefit was good last year, but will be even better this year.... And certainly helps with the w-2 income.

I have also been marketing very heavy, and the costs of this are adding up. I am wholesaling some of the leads.

My question is this: even though I have not formed an LLC or any kind of entity, is it still possible for me to write off the costs of yellow letters, list brokers, bandit signs, stamps, printer ink, newspaper ads, etc? I do have a very good CPA that also invests (so he's familiar with RE investing), but haven't asked him yet.

I plan on forming later this year once the deal flow materializes a bit more.

Any help would be great! Thanks in advance.

I haven't personally attended one, but they are in fact held at the property itself. The key is to find out what auctioneer is conducting the sale, and check the details on their website. There might be an easy way to do this... That I don't know. Good luck!

Hi Sean-

I am a member in the rireig group here in RI. There are a lot of experienced investors here, and when you pair that with BP, you can really solve any problem or answer any question. I'm not saying that a course isn't a good thing; just stating that it isn't necessary. And $25k.... That's a chunk of change that may be better allocated towards a property. Just my 2¢!

I am a relatively new investor, with limited experience. I have done a few deals, but wish to migrate into the commercial world, and eventually start and manage syndications.
