I always formed a separate clean LLC for each property, I treated each flip as a separate business and once the transaction was complete I dissolved it, but it's up to you.

I had less than 30k in bank. My first deal I just laid out the 2k deposit. I found a partner to cosign on loan, A gap investor (my barber) and I ran the project. I had to give away a good portion of the pie, but I got my first one done. Now I can buy properties on my own. My advice is network!

Contractors can vary in price, and depends on location but on average 125-150 sq ft if its in a good area / 175-200 sq ft if its in a high end area

Network, I got my first wholesale deal from an agent I met on bigger pockets. I also recommend going to as many live Meetup events as you can
