I started with area I grew up in and found an investor friendly realtor. After several no's, I finally got a yes in a great area (210 purchase, 90 reno sold it for 420). I had basically no money so I got pre approved for hard money, my barber can in with the gap funds and I used my mentor for his experience. I had to give away 60% of profits to get it done but now I can flip with no partners.

Welcome, I did my first deal with just a $1,000 deposit. I did a lot of networking and found partner's for experience and gap funding. I found the deal, secured the hard money loan and ran the project. Haven't looked back since.

You should get it under contract first, Even then I don't give out address until I feel confident they are serious, their are a lot of tire kickers out there. If you give out the address before you get it under contract someone will for sure go behind you back and take it from you. Need to protect yourself.

I learned as much as I could on my own, then when I was ready to start looking for properties I found a mentor. Not so much for education but he helped me get a contractor, attorney, pre qual for hard money loan and set up my lead generation. Once I got my first property (about 2 months in) he helped me through the process to get it done. Cake after that!
