Go to as many live Meetup events as you can I made my best connections at these events, I still go twice a week

If you can find a really good property mgt company there and cash flowing well, out of state is fine

Find someone who is highly motivated, willing to do whatever it takes to be successful. Not easy to break into RE investing these days, but the ones who succeed are driven and have a never give up attitude.

I did my first deal with only 2k of my money for the deposit. Start talking to lenders and get pre qualified first. Then network (live events and SM to look for investors, gap funders) to cover the rest. You may have to give away equity in the deal but at least you will have the first one under your belt. Network with everyone, on my first deal it was my barber that helped fund me simply by a conversation we had while cutting my hair. You never know so tell everyone.

Always start with the market you know, gong long distance or out of state can be difficult if you don't know what you are doing, so get a few under your belt local before venturing out.

I have several and I got them from Upwork. Be specific in your requirements and have a phone interview, Just have to find the diamond in the rough but they are out there. Many overseas VA's have real estate experience and are much cheaper the US based VA's.

They do get same calls from a ton of other investors, your pitch needs to be different, creative. I used to call pre-foreclosure properties and suggest a short sale (I educated myself on it and explained how it could help them get out of a bad situation). It was very different to the regular buy your house cash, close in 2 weeks they have heard several time. I got a few properties that way. Be different than everyone else!
