Easy access to DC is key to the pending success of south Baltimore.  This is why I like Pigtown, Federal Hill and Port Covington.  

You should take a moment and reach out to a mentor of mine.  His name is Ulric Donowa.  He is an executive with Harbor Bank.  Ulric and his associates at the bank have a real-time understanding of each block of Baltimore, and they can tell you, in which direction investor money is flowing.

Your thoughts and plan for Baltimore are right on point.  I have spent a lot of time recently in Baltimore to better understand the dynamics of specific neighborhoods.  I agree with you, many of the neighborhoods in Baltimore are primed for a major turnaround which means great opportunities for investors.  

I have identified many houses that are great investment opportunities, particularly in Pigtown and the surrounding area in South Baltimore (SOBO).  Considering the lack of "investment grade" homes in DC, due to rising prices in neighborhoods such a Columbia Heights, Petworth and Capital Hill; and the saturation of money chasing very few deals, many DC investors are beginning to examine the Baltimore market.  Baltimore suffers mostly from a bad reputation that it don't  deserves.  However, I feel the bottom of the market for Baltimore has come and gone.   Also, the local politicians appear to finally understand how to deal with thousands of abandoned building that are hurting property values in the city.

While I was recently having lunch with the President of Harbor Bank, he brought to my attention, the many areas of Baltimore that have clear evidence of drastic new development, which are great investing opportunity for developers that are beginning to travel up from the DC metro area.  Harbor Bank is aggressively looking to work with developers that are optimistic and truly understand why Baltimore will soon again, be a great American city.

Do you really use this product (RealeFlow) and is it worth the money.  I'm considering investing in it for the Washington DC market, but I'm tired of wasting money on snake oil that make a bunch of false promises.

Hi Fred I hope all is going well. We have spoken in the past through our mutual friend Kiyon. I have been spending time in Baltimore to get a clear understanding of the current opportunities that exist as the interest by DC developers been steadily increasing. Given the lack of inventory in neighborhoods like Petworth,and Columbia Heights, south Baltimore (SOBE) has now become sexy. There are a couple of key neighborhoods that are primed to appreciate in value, and the reasons are tangible and evident. Furthermore, there are new city and state initiatives that are committed to bettering the landscape in historically underserved communities. I'm easy to reach. Let's talk soon.

It has difficult for me to find dedicated reliable professionals that are consistent about doing their job.   You would be wise to be patient and get good referrals for any one you intend to rely on.  There are too many people operating in the business of real estate that don't care about their reputation.
