While you make mention of the "underwhelming" appreciation of home values, versus the 100% gain in the stock market in the past 10 years, don't forget the loses people took in the market prior to the 100% gain, which only brought people back to dead even.  Also, while a home is appreciating in value, you are also experiencing great tax breaks on normal income, which adds to the appreciation.  Also, you don't make 100% in the stock market without paying capital gains tax.  But my major point I want to make is, while people were making money in the stock market over the past 10 years, they had to live somewhere.
