It talks about prices plummeting back to 2003 levels. As an active professional I can tell you that our data indicates that prices in some counties in the not so beautiful state have plummeted down to the 1993 level, yes that's right 1993.

I read some where not too long ago that some municipalities are slating in a 12% drop in prop tax revenue... what do you think that the local gov'ts know that the average citizen does not know?... answer, everything... they are on the inside track. Get involved in local politics if you want to hedge your bets (investing).

Great feedback! Thanks all! I had a friend that use to utilize land contracts that his attorney did up for him, here in California, he did quite well. Someday, maybe we will go that route. I am a bleeding heart, so not a good landlord (tenants sucker me with their hardluck stories, and their cute little kids-- which of course they just use, I was actually buying junky tenant furniture, just so that they could pay me their rent, go figure) and I have a hard time charging too much interest, my husband on the other hand... hmmm, luckily, right now he just wants to flip! LOL. I love the advice here on BP, these guys are so knowlegeable and generous with info!!!

Isn't there a saying... only believe 1/2 of what you read and none of what you hear? or something like that??? Watch out for the spin! It is amazing what sales people can sell. As an investor, I rely on Selling Agents and I pay them well, are they honest to their clients?, I doubt it. We do not represent Buyers on our properties for many reasons, one of them is we like to stay honest. There are some folks out there that can sell condoms to a nun and ice cubes to an eskimo. It's funny how we have investors buying in our town which is gang-infested and will probably drop another 20% before all is said and done, based on the crash of the 90s. We do not buy and hold just for that reason alone. All I can say is Investors beware! Do your due diligence, do not believe a commissioned sales person at face value, they have a family to feed. The crash of the 90s was about 9 years, this one is much worse. Not a dooms dayer, but realist. Every area is unique, make sure you research, research,research. Good Luck! -- Dawn

Absolutely beautiful... music to the money ears, LOL! This BP is a great group of people, I've been on a lot of info sharing sites, but this one tops them all, esp. contributors like you and Susan, as well as a few others that give advice so effectively! Thank you! (When I grow up, I want to be just like you, LOL)

I've had some luck with postcardpress.com, they are kind of pricey, but they do nice work.
