We've picked up a couple good ones that the regulars missed. Boy did they feel dumb, as we smiled like the canary that ate the bird.

Also in SoCAL there are some very nice regulars that are willing to share with others just for a smile and a sincere thank you. Just depends where they are in life.

That said, there is such thing as repaying the favor. Life out there amongst each other is just like family, you have your takers and your givers.

Give back when you can. Reach out and help someone else up the ladder of success, but do not be the type that takes, takes, takes and never gives a darn thing except an unwelcomed headache. Nothing worse than a greedy moron.

Temecula, CA is like a ghost town. Beautiful Brand New commercial buildings completely empty, kind of eerie! Then there is Vista, beautiful area which is gang infested with DUIs all over the place. It is getting crazy. Light at the end of the tunnel??? China is going to collapse... how will that impact US? not sure. Hang in there! -- Dawn

Kenneth, I tried to PM you, but it did not go through. Our purchases have ranged from $60k to $450K all SFR here in CA, great returns, all hands-off we just bank rolled the purchases; except we do play around on our own, but it gets old real quick too time intensive and I go back to school next week. We will consider any experienced persons with an investing history and references. So in response to your question... yes we would consider such an investment with the right return. We'd be interested just shy of 2m cash to work with. We are both Brokers and experienced, would have to have total transparency as we were working with a successful operation here in CA, but they were raping us with BS rehab expenses with unlicensed "contractors". We only work with honest people and we only play by the rules and the laws, we do not take short cuts and we do not take advantage of anyone and expect the same. Thanks. -- Dawn

I believe having a a license is best, but then again you will be held to higher standards as a professional. As a broker you are able to have a tax advantage, more legit write offs. Good Luck! -- Dawn
My husband got his broker's license at my suggestion, although I already have mine... it puts us in a much more powerful position for many reasons.

another reliable source for values is Fidelity National Title Passport, I believe that you have to be a licensed agent for access or maybe as an individual that brings them business? not sure about that. Since we are licensed and do business with them, we have CONVENIENT, ACCURATE access to ALL recorded RE TRANSACTIONS. Find a Realtor that is HONEST to work with. Years on the job is not the same thing as HONEST, and also ALL the bells and whistles on the business card is not necessarily HONEST, being a member of your church is not necessarily HONEST, being the Top Listing Agent is not necessarily Honest! Honest is when they tell you the truth 100% of the time, even when they will lose some money or a listing, a sale, etc. Good Luck! --- Dawn

I'm a people person, so what I did when I first got licensed in 1993 and worked for a big Century 21 office with the top dogs that were vicious was I went door to door in a neighborhood that I had an interest in and lived in. I was my sweet little self, LOL. I just would knock on the door and truly enjoying people made it easy to talk with them like a friend or relative. I asked them how they liked the neighborhood, what were the pros and cons, etc., most folks love to talk and share, esp if they sense that you are sincere! Guess what, I beat out some of those old experienced, cut throat agents, they had years of experience, but they were also cut throats and you'd be surprised what the public knows about the supposed top dogs! You have a great chance on taking the lead, just be yourself and put helping others ahead of the money. Good Luck! -- Dawn

We'd be interest. Have funds but no time. Please email us your resume' or work experience history. Make us want to work with you. We are both Brokers, I am 50 and hubby is 70, so it would be very difficult to BS us, we only work with honest people as we made lots of money with one operation but cut them off since they were using an unlicensed "contractor" which is very dangerous. The state is now going after those "handymen" that are presenting themselves to the public as licensed contractors... a big No no! A handyman can only charge $500 per house period! It pays to do things right and follow the rule(s), esp. the Golden Rule. There is enough pie for everyone... and it tastes much better if it is made with honesty! -- Dawn
