Thanks Jon, the light just went on... I'll contact Guidant and request a list of attorneys with SDI experience. The gent in Wisconsin, was very kicked back, a little bit too much for our liking, sounds like you got a good one. Kind of like the way you can end up with a lemon as a realtor, not to get off topic but an analogy. We received 2 offers on a prop, just the other day, countered both the same, neither one of the selling agents were real bright, but one of them lost their buyer the deal, how? she is too lazy to learn technology, only uses a fax, not email, we emailed the counter to her on Th or FRI as we had verbalized to her, she calls this morning wondering where it is, the other agent was almost as bad, his agent, a contract attorney, countered with a 1/4/10 date and asked him to present on 1/4/10 (which was dumb considering it was a multiple counter- his agent was smart enough to get it over to us immediately, but in violation of his client's instructions, but smart to try to get the scored touch down), so then the attorney tells him to fix it, the guy is brain dead, so I have to tell him what to do... got to love them. I'm not the brightest crayon in the box, but when I represent someone else, you can bet your sweet butt that I will go over and beyond quality service, but then again that is why some people stay at the bottom feeder level? I'm sorry. I'm not the best at communication. "Site" meant the home being auctioned, but understandable that it would be misconstrued as meaning web"site". I should have said on the property, or at the property. My hubby is always correcting me. Thanks. -- Dawn

We used Guidant for our SDI, think it was about $3k and well worth it, they keep us in line. Oh Jon, in regard to their attorney though, we explained in detail our intention of flipping, he never once brought UBIT to our attention, which we do not care about paying tax, since we are making tons of $$$, but it was actually Guidant that was proactive in providing the UBIT guidelines to us AFTER THE FACT. In regard to courtsteps purchases, we do not have the red tape of running any data by the custodian, we just get lots of Cashier's Checks (sometimes have to turn them in for fresh ones, trustees do not want to take aged CCs). To expedite recording, hit the trustee ofc rep up with a fax requesting Title and Refund be sent to you with a Fedex billing number and you get the Trustee's Deed much faster, an insider tip. I went to one of their auctions just for gp and it wasn't the most professional operation that I've seen. At the site, it appeared that a guy got the place with as the highest bidder, but then again I never followed up to see if he took title. Sorry to hear about your negative experience, thanks for giving us heads up. courthouse steps, trustee auctions are successful. Good Luck! -- Dawn

I had a client that use to get insurers to cover the oddest things, such as roof replacement due to wind damage, she'd bank the check and not fix the roof, we are talking a check to cover total roof replacement. She also had water damage in a rental from kitchen plumbing, she scored big on that one too, she got all new flooring and then some. Then there are other clients who made honest claims and got rejected, got annoyed, cancelled their policy and then when they went to get insurance was denied due to the rejected claim from the previous ins. company... looks like the company's share notes on your claim history. I personally would never go without insurance, kind of a catch 22, part of the cost of doing business for the most part; soon as you don't have it, by golly you wish that you did. It's one thing not to have it because you absolutely cannot afford it, it's another thing not to have it just to squeeze out an extra time, as my aforementioned claim happy client did, she had it but in my opinion she abused it... same type that abused our housing market. -- Dawn

I have absolutely no background in this area, but I did come across a company that is into this type of investments, they are located here in California. They are G8 Capital. I know nothing about them, just though that maybe you could read up on what they are accomplishing and get some tips etc., looks like they were founded in 2007 by Evan Gentry, the former CEO of MoneyLine Lending Services. Susan, it is obvious that you have what it takes and I also notice some hostility on BP, not sure what brings it on, I guess we humans tend to be emotional beings, for better or worse, sometimes a little sparring gets us enthused and makes us realize who we are deep down inside in spite of it all... just my simple two cents worth, not aimed at anyone; I just happen to enjoy 99% of what I read here and would hate to lose any of the quality contributors, ego and all! Thanks, Jon. We also did one of our LLCs thru Guidant, you must be talking about the counsel in Wisconsin? We did our intial consult with him and he was quite informed and friendly. We are expanding our operation rapidly and need to have someone in the state, since it is getting quite complex quickly. Thanks for the suggestion(s). I'll have to let my fingers do the walking and then start calling around. Attorneys although professionals and schooled on practicing law, tend to blow smoke too!! LOL, so one needs to be on guard not to get too deep too soon, lest it be a bad connection as snarly to get out of. -- Dawn

Good for you on parenting, babies, investing, CPA, attorney etc., my youngest is 17, 18 in June, (1 daughter 26 and 2 boys 19 & 17 here, hubby has 4 adult daughters... so quite the family) hip , hip , horray... I survived, LOL! Your baby is adorable, so you can't be that bad!!! -- Dawn

We have both a CPA and an Attorney, neither of them is experienced in SDI, if anyone knows of a CPA and an Attorney in California (anywhere in the state), we would certainly appreciate referrals to SDI experienced professionals. Thanks so much!--Dawn
