I am putting down plank and not tile. I looked back and didn't see if I mistakenly said it was tile. This flooring is a LVP that is going over concrete and wood subfloor.

Isn't LVT (tile)? I am putting down LVP (plank). 

Some of the investors in my group swear against LL for many other reasons. 

I have tried several other flooring stores through all of their products with no luck in product and/or pricing and it came down to getting it from LL because my contractor could get a better price. I would have liked to get the flooring from Floor n Decor but the Gaithersburg MD store was sorely lacking what I wanted to get and was discounting products so quickly that I couldn't get anything in the quantity I needed.

After much more research and speaking with LL tech support about their recommended underlayment, I was reminded about the 6mil (also in the installation instructions) that needs to go down over the concrete.

It says it doesn't need it on subfloor, but I always use it because it reduces the floating feeling of these click together floors.  I also suggest you sand the seams so the subfloor is as flat and smooth as possible

 Hadn't thought of the seams, thanks for that tip.

The 6mil vapor barrier must be consistent throughout all manufactures. Home Depot said the same thing for one of their products. The sales associate actually said if that is not done then it would possibly void the warranty and the company would likely not honor it.

I managed to find their installation instructions and it actually says underlayment is not required but obviously can be done. Caveat that by saying the 6mil still needs to be done for concrete.

Tranquility XD is the brand from Lumber Liquidators 4mm Edgewater Oak Luxury Vinyl Plank (LVP) Flooring - 50 Year Warranty

They talk about installing over Hydronic Radiant heating systems but nothing of concrete or wood subfloor.

The web site does not have any information on the floor for underlayment specific. I had to ask at the store, which is where I get differing opinions from the sales people. Trying to find someone who really knows about the product and not just sell me something has been challenging.

Looking for information on underlayment for flooring that will go over concrete and wood subfloor. Even asking the folks at the store I get differing answers. Just trying to get a more narrow down "what is acceptable and what can I get".

Hi all,

Help please!

At the home stretch of this rental rehab. Demo has begun and Lowe's will be delivering items next week.

Flooring has been the biggest difficulty to get locked down. Going with a LVP waterproof I looked at tons of options (mm, foam backing, no foam backing, rigid core) with every flooring "expert" that I spoke with having no consistency on what I should use as underlay or if I should use underlay. I was quite surprised, aren't they supposed to know??

Now, finally, decided on Lumber Liquidators 4mm product https://www.lumberliquidators.com/ll/c/Edgewater-O...

The question now is underlay that I got no real answers on when speaking with those working in the flooring section. Seems like they just want to sell me high end when it's not needed after telling them it's a rental and I want something that is not high end but that will still do the job. 

There are two different subfloors being covered: concrete (300 sq ft) and the remainder (>1200 sq ft) is wood never finished that used to be covered with carpet. It's a townhouse with 3 levels and it's a rental, it's a rental, it's a rental. :-)

At $45 per 100 sq ft roll this is a very expensive underlay. Part of the write up "Ultra-Fresh: anti-microbial protection which resists mold and mildew" that should be sufficient to cover both subfloor types, but I don't want to spend that much money.

I need some help from those who have used similar or same flooring and what you decided to do for underlay.

What have you done for underlay that would be for a waterproof LVP covering concrete or wood subfloor?

 You have to shop around and then check back with those sources you deem reliable and consistent.

Lowe's currently has a "sale" for Valentines Day I guess, on appliances that I priced at us-applianceDOTcom. (could not post web site remove the DOT)

It’s a 4-pack stainless steel set (fridge, over-range microwave, electric range, dishwasher). 

us-applianceDOTcom has had this same set for at least three months at $1699 (plus tax for my delivery but free shipping). Any other time Lowe’s would be higher but the “sale”  prices are competitive—buying local with quicker turn around for issues. Plus I get 5% off when using my Lowe’s credit card or 10% for military discount.  For my order Lowe’s will still charge tax but no delivery charge.

I called us-appliance to get clarification on their delivery timeframe and if issues occurred what would happen. You will want to know that with any distance purchases. For my location of delivery it was 7-10 days and if issues they would need to pick up first and it not being in my possession in order to send another unit out, another 7-10 days. In all it would take at least a month and maybe a week or so from ordering to receipt and return for issues and then getting replacement.

There are two meet ups I know of and have been part of for a few years. One of them I am still active whose sole focus is Mortgage Note.

I think there are smaller groups or individuals (2 or 3)  that meet off the grid, meaning their meet ups are likely impromptu and just not publicized. There are a lot of investors in Gainesville and close surrounding area  and outside the groups I have attended, I don’t see too much other activity. 

One deterrent is having to pay - those other groups charge $10 per monthly meeting. 

If it’s purely hands-on investors, like those doing active rehabs or buying to rent, I don’t see them meeting. Or perhaps just don’t hear about it.

I have read through BP and seen the same investors inquiring about a meet up or just saying they would like to meet other local investors. It might also be timing since people are busy in their jobs/daily lives.
