I Need help with ARV

Hi, I’m a wholesaler, I found this four plex, 8bd/4bth in Gary Indiana . The house needs a full rehab, the seller owes 26,000 liens. The issue is when I try to run comps in the area, there's no other multi units within the 1 mile radius. I did find a 9bd/6bth multi unit that sold for 290,000 recently but that was a little of 2miles away. In this case, how do I run comps in this area?
