I don't know if something may be missing. When I go there again I can look more closely at the other door which is still working.

As far as replacing the entire mechanism, to me that doesn't make sense for this closet at this time.

I think that the risk of the car burning the house down is extremely remote. You could ask your insurance company about the risk.

An umbrella policy is a good idea regardless. They are very inexpensive.

This is not "normal" wear and tear. Charge them.

I think that the tiles/drop ceiling would be more budget friendly.

My favorite properties so far are twin duplexes. Basically 2 single family homes in 1 building, with separate driveways and separate yards. I am able to have the tenants do all of the outside maintenance.

I have only replaced a few windows in 1 unit, but found a local builder that purchases windows made locally. The price was quite good and the windows appear to be of good quality. Time will tell.
