Door Knocking - Should they know that I know they're delinquent?

When door knocking tax delinquent houses should I mention to them at all that I know they’re behind on their taxes? Or should I just mention during the conversation that We are able to take care of their taxes if they’re behind?

Never mention ANYTHING about their issues UNTIL you're already past the rapport building stage. 

People who are staying in a house that's going to be foreclosed or sold at auction have either:

1.) accepted it & don't care (probably don't have enough equity to get another place to live so they'll be homeless) 

2.) have some type of delusion that the property actually won't be foreclosed on & they will somehow someway get the money to stop the sale. 

3.) have an extreme emotional attachment to the house. Which is understandable, it could be their first big buy or inherited from a special family member. 

But in each instance you have a higher probability of one of those people reacting emotionally in a negative fashion if you bring up taxes. Either they think you're kicking them while their down, or disrespecting their family or personal accomplishments. 

Which is why I approach it from a position that I'm in the area seeing if they are interested in possibly selling, or maybe know someone that's selling or needs to sell. And then include it doesn't matter the condition or situation. And then if you're lucky, get the phone number for follow up.
