when you buy them, do not buy them via quit claim, buy them with title insurance. they are really good at finding clouds on title

Im not sure the legalities in Canada but where I am located we cannot have a legal bed/bath in the basement unless it meets certain qualifications such as a certain percentage of basement is above ground etc. We do however utilize them as marketable beds/baths. Also in regards to permits, here at least, you would need a permit to add the bathroom but not the bedroom unless you are doing anything related to the structure of the house. If that room is below grade you must also add egress windows/doors as required by code 

So I personally have in my lease that any damage caused by tenant neglect or misuse is their financial responsibility. But my question is why did it take the plumber 3 weeks? I would suggest maybe splitting the total cost but there are many variables in that

I think you need a new attorney. Any non Covid related eviction is allowable. Also, in order for a tenant to not pay due to Covid, they have to apply for the moratorium. Im assuming they did not because you would have been notified. Are you using a property manager?
