Single-family residence fix & flip investment in Middletown.

Purchase price: $65,000
Cash invested: $15,000
Sale price: $146,000

We purchased this property using hard money

What was the outcome?

We had some fun closing this deal, with the Appraisor and agent continuously changing their minds and desires. We went through 9 different inspections including a structural inspection at the request of the Appraisor and underwriter, and each inspector gave them the same answer

We are still buying and selling in ohio, Indiana and Florida, we haven't noticed any change the is detrimental, going under contract in less than a week still

the only time you should ever get a quit claim deed is if you are transferring a property you already own to a new llc, As many houses as we close each week, I can tell you that everyone of them have something that I wouldn't know without insurance, tax liens, mortgage, break in ownership etc

I buy and hold, flip and GC in all of western Ohio, Toledo to Cincinnati.
