If you plan on investing in Cleveland I highly suggest finding someone like @James Wise and learning from them. He shares a ton of content on what to do/not do and how to protect yourself

#1 Im not "offended", I just have a difference in opinion. Great thing about living in a free world is that I can have my own opinion and disagree with yours. 

#2 I didn't say I dont have savings, Just that its not a mandate

#3 there are many reasons why an adult over 20 or 30 may not have savings. For example, when I was diagnosed with cancer the first time, I had great insurance. Covered the majority of my medical bills. Then my mother passed away, She did not have insurance, but of course the bill still needed paid. Changed jobs in the mean time because I had needed to be closer to my mother. Then I got diagnosed with cancer for the second time. Guess who didn't have such great insurance and had to pay out of pocket? During my second round with cancer, I spent my last $2000 on a **** property in Toledo. Lived in hit for a year while doing some work on it (IE no rent payment, so I saved that money to pay my medical bills). Sold that house for pennies, but used the money I got to buy a Duplex. Sold the duplex and bought a triplex and 5 unit next door to each other. Sold them and bought 17 single family homes as well as the home I still live in.

Im no longer cash poor, but if someone had told me I shouldn't have been in real estate without 20k in savings, I wouldn't be where i'm at today.There are many different methods and it comes down to your drive, your education, your exit strategy and your end goal.

I bought a duplex in Dayton last month for 1k, im closing a 9 unit friday for 4500. I happen to own a construction company so of course these are value add properties, but not close to what you would think. I disagree on needing 20k saved, I once closed on a property by trading some mechanic tools that I found in another house. Creative financing isn't bad

I truly wish Clayton had done a better job of screening the people who worked with him. Oceanpointe definitely is not the only turnkey provider that worked with Clayton, this I know, But Clayton is responsible for anyone that works under his name just as I am in my company. Really sad what happened to all of those investors and I wish Clayton would have gone and seen what was going on in Indy
