Post: How Is Something "Off Market" If It Is Broadcast On a Message Board?

I believe "Off-Market" should mean that the subject does not appear in any advertisment of any type, print, radio etc.

If I say to you that I have off market assets, but do not reveal the addresses of the assets, then the assets are still off-market.

If I (or you) can show where the assets have been advertised in any form, then it is not off-market.

I believe the term off-market dates back to the time when farmers would sell goods without going to the center of town i.e. the market; a place where this type of activity occurs.

In the case of real estate being broadcasted on BP as off-market, I suspect the poster is attempting to draw interest and imply that the subject has not been formally advertised in print, radio etc.

Maybe I'm the only one, but I thought the title was referencing residential garages. You may want to retitle the post or put tags similar to "Investing in Parking Garages".

Marketing, marketing, marketing.

3) What do you like most about this job?

Bringing matching buyers and sellers together to complete a deal.

4) What do you like least about this job?

Marketing!

5) What do you think are the most important ethical considerations in this job?

Having integrity, regardless of what binding contracts may or MAY NOT be in place.

6) How long did it take you to earn your first commission?

Approx. 90 days, $18k.

Why not begin your investment business with sound and fundamental policies? Having a disposition that "it doesn't matter if I lose everything" is not a good start, IMO.

Review the threads on buying and holding, renting; the numbers involved etc. As Jeff said, study the cost of materials, visit the subject neighborhood more than once and at different times of the day and evening. Ask neighbors, if you can, how much are they paying for rent and how much would they rent this property if in good condition.

Just because you can afford to throw away the money, use this first adventure to be a positive learning experience, not one that will make you think twice about investing.

Just my thoughts!

I get probably 5-7 hits per day. But, I have a disposable email address I use for these websites. And, this email address has an auto-responder that advertises my business back to them. A lot of it gets bounced back, but it's my way of getting back at them.

Is it possibly to slowly increase the rents considering the above statement, but not to a point or a increase that makes the current tenants not want to renew? Or, stop other prospect tenants from wanting to rent?

This could slowly increase your return over a period of time!
