I did not want to start a new thread to ask this question, so I thought I would ask here, hopefully that's okay.

Will (and others),

When looking at the vacant rate, I understand you are speaking of the subject property; do you at any time consider the vacant rate of the subjects' competitive area? Meaning, to take a look at the total rental units and the occupancy percentage.

Should I take into account that the subject property may have a low vacancy rate, but similar and closely located properties have a high vacancy rate?

I'm thinking by comparing the area and the 12-24 month look back of the subject could influence my vacancy percentage, sway the actual number in one direction or another.

I see that this post is quite old, but was doing some reading and thought I would respond anyway.

In our MLS, it is possible to pull a list of cash transactions. Once you have the list of properties that closed with cash, then it is a simple step to find the name of the buyers. Which, unfortunately, may be hit or miss.

But yes, a cash transaction list can be compiled.

As far as the other part of the discussion, it probably would be better if you made your intent very clear and upfront. That is, whether you just want the document or the relationship from the realtor.

Paul,

I was set to read, or glance, through the entire 58 pages until I read the fineprint
"HFA and VA files cannot be procesed in this system at this time".

My first question is, what was the typo "HFA" should have been, HAFA or FHA?

Why didn't BOA designed a system to include FHA and VA, I can't remember getting a loan approved through them that did not have the security of FHA or VA?

Posting has been an issue with me as well, primarily because I do a lot of reading before asking and I see the answer previously posted.

Therefore, I would like to remind (warn) new members that there is a vast amount of experience actively posting or simply reading post.

And, if it is your intent to registered with BP just to 1) Only to get, but never give or 2) Propose a scheme to defraud, well then, the responses will be appropriate.

Glen,

Request a copy of the condo docs from the association BEFORE you submit an offer to buy and read the sections involving investor owners, tenants and absentee owners.

Also, you may want to get an attorney involved because I have learned that doing a title search does not reveal Association maintenance fees. Unfortunately, these fees did not surface until a sales agreement had been agreed upon.

I'm not sure but other areas, but it seems that HOA's in the State of Florida have a great amount of power over owners.

Ethical or not, an effective strategy or not, when it comes to multiple offers, keep in mind the seller does not have any disclosure requirements. The seller does not have to show proof of any received offers.

Considering you are a realtor, the seller may not allow you to get a commission anyway!

You probably will have to make a very good offer to get the listing agents attention because many of the agents already have buyers ready to submit offer, which gives them both sides.

David,

Like Adrian said, there are so many directions you can go to get to where you want to be. So, again, set goals, make them as rigid as possible, but understand there will be insurmountable events that prevents you from going the same direction.

At 18, you have a lot of time to make mistakes and refine your goals.

Mary, when you say "my agent" is this the listing agent or HUD approved selling agent?

The reason I ask is, HUD, like any other seller does listen to the advice of the listing agent.

If your agent is just the selling agent, HUD could be trying to wait for an even higher offer from you,imo!
