To demostrate knowlege to someone I'm personally mentoring, my family, loan officer etc.

In Florida, the listing agreement period is negotiable and cancellable at any time.

Lorelei,

Regardless of this persons' title( which is suspect at this point), what are YOUR numbers?

What offer price would make this a sweet deal for you? Once you know that, just submit your offer.

Factor in a few counters but beaware of the cutoff point. The point where the person doesn't want to go back and forth anymore.

Or, once you've submitted your highest/best and the offer isn't accepted, thank the person and let them know that this deal isn't for you.

Lessee or Lessor (This I look up everytime), but not grantee or grantor/mortgagee or mortgagor.

Vik & Will,

You are both corect in that a large majority of agents are simply salesmen, almost like used car salesmen or snake oil salesmen; always having an answer for every question asked. Some agents would say anything to get their commission.

The problem is finding a RE agent who's willing to give opinion on matters that he/she have extensive knowledge and no alterior motive i.e. commission.

Something about the "beneath" them sentence is disturbing me. I'm thinking that a RE agent who does not want to do certain tasks to establish a relationship, may be a little too high on his/her horse. Even if the request is not meant to establish long term relationship, I think shooting a couple of pictures would only enhance your professional standings with the requestor.

There's nothing like a neighborhood pool for rug rats to hang out during the summer!

When little Johnny hits his head on the deck, there goes the pool and the house and whatever else in that LLC.

The risk is too great!
