Hey there,


I want to tell you about a new deal, but first, have you heard about the Monon16 Project and the IndyEast Promise Zone?

Whether you have or haven't, this is some really important information to understand. These two redevelopment efforts will make lasting changes in the near north side of Indianapolis. As investors, it's in our best interest to know the direction the city is moving so we can best plan how to invest.

The Monon16 project is a development effort targeting the intersection of 16th Street and the Monon Trail and the surrounding neighborhood. In October, Indianapolis announced it will invest $4.5 million into the project. Two prominent builders, David Weekly Homes and ReDevelopment Group Inc, have made plans to build 60 new homes in the area in the coming years. Take a look at these:

Hey BP!

We've got a commercial property that is going to make for a tremendous development. It's located just a short drive west of Speedway, near the corner of the newly redesigned 465 and Crawfordsville Rd. intersection.

If you've been following the news, you'll know this area has gone through massive redevelopment in the last few years, and it's slotted to have more coming in the near future. The city of Speedway is pumping huge amounts of money into the city. If you haven't seen the changes, take a quick drive down Main St. or around the Crawfordville/465 intersection, and you'll see what I mean!

Just a few months ago, a brand new Courtyard Marriott broke ground on their $12 million dollar project, right near the corner of 465 and Crawfordsville Rd. The hotel will be one of the anchor pieces to the 20 acre mix-use development, which is already host to tenants like Starbucks and Chipotle.

The property is located on the west side of Indianapolis, just south of the Eagle Creek Reservoir. It has 2.16 acres, and sits directly on the waterfront. Hey BP!

Check out this deal that will make a strong flip with some healthy returns. It's located at 2134 Carrollton Ave, right in the heart of the redeveloping College Avenue corridor. Vacant land and existing homes have been moving very quickly in the surrounding blocks.

Until recently, the property has been used as a rental, and it's still practically in livable shape. You'll be able to make use of the beautiful fireplace and huge unfinished attic. When you flip it and put in the right finishes and work, you'll be able to sell this on the open market at top dollar.

Or consider holding the property as a rental for 1-2 years, let prices continue to rise, and then complete the full renovation project for even bigger returns.
