This gorgeous house has a lot of great things going for it. It has an all brick exterior, a big detached garage, hardwood floors throughout much of the house, and mechanicals that is just one year old.

This house has 3 bedrooms, and will be a very strong rental for any portfolio. Only two things keep this house from being rent ready today. The first is a broken window and the second is that it needs a stove. So yes, it's almost rent ready today! With a few hundred dollars in "rehab", you'll be able to put a tenant inside the property and start collecting $675 per month in rental income.

The house is on a great block of Colorado. The house immediately south of 3114 is in the process of being rehabbed. And the lot to the north had a brand new house built on it, just last week!

We will note that the furnace and roof are both on the older side, but are still in good shape and have some life left in them.

This property is located near the intersection of 21st and Arlington, just blocks from the Raytheon plant. Did you know that Raytheon is working with Indianapolis to give the plant a facelift before 2020, and at the same time, bring in 349 new jobs to the market? Gov. Eric Holcomb and economic development officials say that we already have a strong aerospace industry in Indianapolis, but they are working to grow that influence on the international stage.

As far as this property: it used to rent for $550/month per unit. At current projections, you can make over 17% returns on your money and put $770 in your pocket every month. Neighboring homes rented in the Section 8 program are renting at $650 per month. If you want to maximize your dollar and work with Section 8, you could have returns of over 21%!
