I use freewebs.com
As the name implies, it is free to set up and build the site. Then I purchased a URL name for I believe $15 for 2 years from godaddy.com and get what ever catchy name that is available that I choose.

That is exactly the same way that I do it and it has worked every time. The seller is more concerned with the sale not the end buyer.

I have wholesaled Short Sale properties. Yep, they are a pain in the butt, however they can be profitable.

I get the property under contract with the bank (negotiated price) and have an assignment clause in the agreement of sale.

After that point and time I do the same as I would with a regular wholesale deal. End buyer goes to close.

These deals take more of my time but as I stated, you can make money.

Ryan,
I always get my wholesale fee up front so in my case yes I do go to the table with funds. However if I did not collect my fee up front, I would not need to have funds. Just a different approach. For thos who don't thave the funds I do recommend the way Ryan does it.

Although many try to wholesale, it is not as easy as it appears. I work very hard to get good fair deals to my buyer's list. On the flip side I am offered to be on other's list all of the time and rarly hear from them again. It truly is a business of networking and deal finding as you mentioned.
