Each municipality is a bit different. You need to speak to some one in the codes office where you are doing your rehab.

Hello All,
I am a newbie to this great site but not to real estate investing and wholesaling. I have been active in another "mentor type" network and feel that it is time to spread my wings and venture into other venues.

Thanks for the clarification.

Righ next to where you put your name or company name on the agreement of sale put "or assigned".

Example: XYZ company or assigned

Then in the body of the agreement I put an out claues like "contigent on buyers rehab contractor's estimate of rehab".

I have been wholesaling for a while but have been told by a realtor who only does investment properties and has owned these types of properties as well that you cannot wholesale a wholesale because you (the second wholesaler) do not have the initial interest and are acting as a broker.

Does any one know if this is true. I have always found my own deals and have never done the above mentioned.

Newbie here to the forum but not to investing. How about getting a 20% loan from the seller. No PMI to worry about.
