Just spent 2 weeks in your beautiful state! Gotta love the Mouse!

My family and I have been going to Florida at least once a year for the past 20 years. Last year we were there twice.

While at the condo we stayed at, we ran into a guy who owned 2 condos and had both under contract as a lease purchase to sell. Even in a down market, because he has had them for about 10 years, this guy is going to make about $250K on each property. Now if I were him and did ot have to sell, I would have kept them until the market turned around. Not sure when thr properties went under contract. It may have been before last fall.

The amount of tourism is incredible. While at the pool we noticed a lot more foreigners than years past. The weak dollar has helped make tourism affordable for others out side of our country.

With all of this being said. I wish that I lived in your state. There is so much opportunity in the RE market. Unlike some other states, you have the draw of Disney for tourism.

Just examples of how uneducated individuals believe the news and media with out researching.

Hey, and if I could find some one who would give me a decent $10 hair cut why would I pay $50 for one!! I never seem to leave the salon for less than $100. As far as I am concerned the $10 hair cut guy is $90 up on me. :wink:

It is truly unfortunate that there are unethical people in the world. Investing is not immune to them. I worked as a critical care nurse for almost 20 years until I got into REI and there were unethical people in my the hospital setting as well as when I did clinical research. Trust is an amazing thing.

With that being said, not every one is cut out to be a business owner or has what it takes to run a successful business not matter how easy or difficult it is. There will always be that individual that wants some one else to make the money for them.

Have I made $5K in 20 minutes on one deal??? Yep. I also work hard between those deals. No one has handed me my business but I did become educated by one of those "REI mentoring groups". With out the the help and assurance of my Mentor, I would not be where I am today. Thanks Jim C.

I run my own business. Actually 3 RE businesses, all because I had one trusted person to help out along the way if and when I had questions.

15K Sorry that you were mixed up with such unethical people. But glad for you that you got out. I am sure that in the pastorial world you encounter those who say what they do and those who do.

I have been able to put 20% of my company's earnings into a SEP. Unlike a ROTH all of the money is tax deferred (similiar to a 401K) . Not sure if you would be able to do this depending on how your company is structured.

However, with that being said, I would never take the advise on taxes from anyone other than a CPA and even then you need to have a good one. This type of topic and response is mearly a starting place so that you can question your CPA.

Do keep in mind what Jason said about a graduated tax system.
